Hello Household Representative, Please read this entire message for important information. Thank you for registering your household in the Inclusionary Zoning (IZ) affordable housing program. As you likely know, the Department of Housing and Community Development (DHCD) conducts lotteries to randomly select households to potentially lease Inclusionary Units and some non-IZ units, including some Affordable Dwelling Units (ADUs). This is a notice about one or more ADUs that are no longer subject to the IZ lottery process and you may apply for them directly with the property. For Rent Unit Announcement We are emailing this announcement to all households who appear to fit the criteria for the ADUs below, based on the information provided in your registration. You MAY forward this offer to other people. Note: Households must have at least 1 person per bedroom To apply for this unit, your household must have at least one person per bedroom. If you are selected, income and residency documentation will be required for each person (both adults & minors). For minors, you must have physical custody more than half the time and demonstrate this with supporting documents. Household size: 1-3 people Type of unit: Rental Apartment 30% MFI * Minimum allowable income 30% MFI 1 Bedroom: $24,442 * The household must either meet the minimum allowable income or have a voucher or other rental assistance to apply. The minimum income above is based on spending 38% of the annual income on housing costs. Maximum income (yearly, pre-taxes, for all members of the household): 30% MFI 1 person: $31,650 2 people: $36,180 3 people: $40,710 This email is being sent to everyone who appears to qualify based on income and household size according to the information we have on file. If you think you don't qualify for this unit, please email your updated household member names and total income to iz.adu@dc.gov. If your household's income does not fit within the limits above, you are not eligible for the unit. Your income will be verified. Do not enter the lottery if you are not eligible. Non-income based criteria: While DC's IZ program does not have credit score or other similar requirements, property managers are allowed to and frequently do set such requirements.
